By booking your stay at 15 Albion Street, you confirm your acceptance of these terms, and a confirmed reservation constitutes a binding legal contract between you and us.
Booking Terms & Conditions
Reservations
We kindly ask that you read our terms and conditions before booking with us, by way of booking your stay at 15 Albion Street you confirm your agreement of these terms and a confirmed reservation constitutes a binding legal contract between you and us.
- We operate a minimum booking policy of two nights.
- Reservations are solely for the named booking party and cannot be transferred to a third party.
- Reservations are for a maximum of 4 persons plus one baby (aged 3 and under)
- No parties or events, no outside visitors and no overnight guest outside those registered in the booking and listed on the digital registration form
- No pets are allowed in the property.
Payment and Deposit Schedule
- We operate a secure online payment system for all deposits and final payments.
- We accept the following credit cards Visa Debit / Visa Credit / Mastercard.
- To secure your reservation a deposit to the value of the 1st night of your stay must be paid at the time of booking.
- The outstanding balance is payable 10 days before the date of arrival.
Cancellation Policy
- In the event of any cancellation, we ask that you give us the maximum notice:-
- Cancellations made more than 14 days prior to arrival will receive a full refund
- Cancellations made less than 14 days before arrival the deposit is non-refundable
- Cancellations made less than 7 days before arrival are subject to a *charge equal to the full reservation
*In the case of any cancellations made with less than 7 days before arrival, upon your notification we will re market the house for a booking and the value of the nights re booked will be refunded…you may wish to consider a holiday cancellation insurance to cover any deficit.
All refunds will be minus card processing fees.
Non-Availability
We would only cancel your reservation if the house was unavailable for reasons beyond our control, in such circumstances we will notify you immediately and any payments made to us will be refunded in full. We will give you as much assistance as we can to find alternative accommodation in the area however our liability would not extend beyond the refund in full.
If we are forced to close the house due to force majeure (e.g., public health emergency, natural disaster, terrorist threats or attack) we will get in touch with you to discuss postponing your visit, rescheduling and transferring your deposit to alternative dates or offer you a gift voucher to value for use with 12 months from issue.
Arrival & Departure
Check-In, between 4pm and 7pm on the day of arrival, we are not able to accommodate an earlier check-in as we will be busy preparing the house for your arrival.
If you need to arrive later then 9pm please contact us to agree this prior to your stay.
Check-Out is 11am at the latest on the day of departure.
Parking
We offer free off-road parking located to the rear of the house for one car only per booking.
If you are travelling in more than one vehicle, you will need to find road side or organised parking close by.
We do not accommodate charging of electric vehicles at the property, please charge your vehicle at one of the charging points in the local area.
Keys
We operate a self-service check in, front door keys are located in a lockbox, the necessary details to access them will be shared with you ahead of your stay.
The keys must be returned to the lockbox and code scrambled at checkout any lost or missing keys will be charged for plus the cost of new locks should this be necessary.
House Rules
Please read and share with your travel companions.
We kindly ask that you take a few moments to review our House Rules and Special Instructions before your arrival. Sharing these guidelines with everyone in your group will help ensure a comfortable and enjoyable stay for all.
- Check-In & Check-Out: Please adhere to the check-in and check-out times provided unless prior arrangements have been made with us.
- Parties & Events: Parties and events are not permitted at the property.
- Visitors: You are welcome to have family and friends visit during your stay. However, due to insurance requirements, overnight guests cannot be accommodated if this would exceed the maximum occupancy.
- Illegal Activities: Engaging in illegal activities anywhere on the premises is strictly forbidden.
- No loud music (or loud noise) after 10pm, please respect your neighbour’s peace and quiet enjoyment
- No Pets: We do not allow pets at the property.
- Keys & Security: At the end of your stay, kindly return all keys to the lockbox. Please ensure the front gate is closed overnight.
- Waste & Recycling: Please separate your waste and recycling as detailed in your digital guidebook. If your property has a seagull-proof bag (not a wheelie bin), place all rubbish—bagged in black bin liners—into the seagull-proof bag. Mixed waste and recycling are combined in these bags.
- Towels: Only use the towels provided inside the house. They are not intended for beach use. Please do not use them to remove makeup, tanning products, or anything that may cause staining, as there may be charges for stains that can’t be removed by our professional laundry service.
- Complimentary Toiletries: Toiletries are provided for your convenience during your stay. Please do not remove them from the property.
- Electric Vehicle Charging: Our managed properties do not permit EV charging. Please use local charging stations for your vehicle.
- Fire Safety: The use of candles or any open flames is strictly prohibited due to fire safety regulations.
- Please report any damages or maintenance issues by the end of your stay.
Smoking
- We operate a non-smoking & non-vaping policy throughout the house.
- Smoking is allowed in the courtyard to the rear of the house, please ensure that all cigarettes are safely extinguished in the cigarette tray and to prevent smoke entering the house and triggering the smoke detectors please keep the door closed.
- Any guests found to be in breach of this policy will be asked to leave immediately.
- We will charge £200 to cover the cost of deep cleaning areas contaminated with smoke plus the cost of any remaining nights of your stay and any lost business in the event we cannot fulfil a future booking.
WIFI
- BT broadband is available throughout the house along with Smart TVs and a Sky movie package for legal access to the internet/channels.
- Whilst we do endeavour to ensure the WIFI is working at all times it may occasionally be unavailable due to circumstances outside of our control.
Damages and Breakages
- The house has been decorated and furnished to a high standard for your comfort, you will be liable for any breakages or damage to the house or its contents.
- Please report issues as soon as they occur, we will not normally charge for minor breakages but we will charge for the repair or replacement if the damage or breakage is significant.
Missing Items
- We will charge for any missing items in the house following your departures.
Termination Policy
- We expect guests to conduct themselves appropriately at all times and not to engage in any illegal activities anywhere on the property.
- We reserve the right to refuse accommodation and or services or remove you and members of your party from the house if, in our reasonable opinion, we consider this policy to have been breached.
- In this eventuality we shall have no obligation to offer a refund for lost accommodation or services or any other loss or expense incurred.
Notes
- CLEANING & SANITISATION
Health, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out. - CENTRAL LOCATION
The accommodation is situated in a very central town location and is surrounded by fantastic restaurants, traditional pubs, micro-pubs & lively bars, some of whom regulary entertain locals and tourists playing live music during the day and at night (permitted untl midnight). The accommodation has triple-glazing, however we cannot guarantee you will not hear street noise or music from neighbouring establishments. - SECURITY
There is an outdoor security camera at the front of the building.
